We provide free, written estimates for all roof repair and replacement jobs. Once you approve the estimate, we require a 25% deposit to secure your spot on our schedule. Final payment is due upon completion of the work. We accept cash, check, and major credit cards. If you cancel within 48 hours of the scheduled start, the deposit is refundable minus a $50 administrative fee.
Every roof replacement we do includes a 10-year workmanship warranty from Sanjose Roof Repair. Manufacturer warranties on materials—like GAF shingles or standing seam metal—vary from 20 to 50 years, and we pass those directly to you. For roof repairs, we guarantee our labor for 2 years. If a leak appears at the repair site within that period, we fix it at no charge.
If a storm hits San Jose after we’ve inspected your roof, but before repairs begin, we’ll reassess the damage at no extra cost. Our team documents all pre-existing conditions with photos and notes. You’re responsible for notifying your insurance provider of any new damage. We’ll work with your adjuster to ensure the claim covers the necessary work.
Weather, material shortages, or permit delays can push back a timeline. We communicate every delay within 24 hours and provide a revised completion date. If you request changes to the scope—like upgrading to metal roofing from asphalt shingles—we’ll issue a change order with the adjusted cost and timeline before proceeding.
You agree to provide clear access to your roof and property. Move vehicles, patio furniture, and fragile items away from work areas. Keep pets indoors during active work hours. If we discover hidden issues like rotted decking or faulty flashing, you authorize us to proceed with necessary repairs up to $500 without a separate approval. Costs above $500 require your written OK.
Sanjose Roof Repair carries general liability insurance of $2 million and workers’ compensation coverage as required by California law. We provide certificates of insurance upon request. You are responsible for securing your property against theft or vandalism outside our work hours. We are not liable for damage to landscaping or structures that were not clearly marked as off-limits.
You may cancel the contract within 3 business days of signing under California’s home improvement cooling-off rule. After that, cancellations are subject to a 15% fee of the total contract value to cover materials and scheduling. We reserve the right to cancel if we discover unsafe conditions—like asbestos or structural instability—that make the job unfeasible. In that case, we refund your full deposit.
